Capital Improvements
In order to maintain the structural integrity of the buildings and equipment of Forest Hills South, a number of capital improvements are made each year. On an annual basis, the Board reviews and approves its long-term Capital Improvement Plan, of which a portion is executed that year. Since the co-op was formed in 1985, we have made the following improvements:
- Replaced the roofs on each building.
- Renewed all parapet walls and encapsulated all coping stones.
- Installed new compactors in each building.
- Redesigned and replaced all brick entrance walkways.
- Replaced all elevator mechanical equipment and interior cabs.
- Restored all building entrance façades to their original condition.
- Rebuilt both levels of the Marlborough garage and replaced its roof.
- Rebuilt the façade of the Parkview garage.
- Installed a new roof on the Parkview garage.
- Rebuilt the façade of the Beaverbrook garage.
- Installed a new roof on the Beaverbrook garage.
- Installed a new roof on the Meadowbrook garage
- Rebuilt the façade of the Meadowbrook garage
- Installed two resident seating areas within the gardens.
- Replaced all apartment windows with tilt-in, thermal break windows.
- Replaced all hallway windows in all seven buildings.
- Replaced domestic water pumps and storage tanks.
- Replaced the Dartmouth, Beaverbrook, Girard and Marlborough boilers.
- Upgraded heating systems in the Dover, Parkview and Meadowbrook.
- Restored and decorated all building lobbies.
- Restored the garden fountains.
- Installed an in-ground sprinkler system.
- Fully replastered and painted all building hallways.
- Installed chair rail molding in all hallways.
- Replaced all entrance door windows with the original leaded glass design.
- Re-pointed a substantial portion of the buildings' surface.
- Replaced all upper-hallway carpeting in a classic, custom pattern.
- Repainted and renovated all upper hallways.
- Re-tiled all seven building lobbies.
- Replaced the Dartmouth and Marlborough roofs.
When replacing or repairing any visible structure, such as the entrance walkways or building façades, great attention is given to the aesthetic details of the design and how it will interrelate with the architecture of the entire complex. A walk through our property will clearly reveal our success in maintaining the quality of the architecture of Forest Hills South.
